All four lots are surveyed, approved by the Town of West Bend, complete with buried gas, telephone and electric utilities, and passed for 6"-12" mound systems. Perc testing was done in the front, but it is possible that a successful perc for a standard septic system could be made farther back.

Directions:  From downtown West Bend take Highway 33 West, past U.S. 45, to the outskirts of town where you will see County Highway Z.  Turn left (South) on County Z, and go only 1/4 mile to the very first right, (West) onto Woodcrest Ridge Drive.  This is a road that leads into a subdivision opened in 2005. As you drive up Woodcrest Ridge Drive you will see Thunderbird Heights on your left (South) side.  At the very top of the hill you will turn left (South) on "Rusty Court." The four lots are on the left. (East side of Rusty Court)

The neighboring subdivision has strict building code restrictions.  To achieve similarity with the surrounding homes in the area, and to maintain high property values I will for the most part also follow these codes.  A few of their restrictions I believe to be to stringent, and as long as I have an idea as to what your plans are, and the home will maintain property values, I can work with you.  To discuss my building code restrictions please contact me.

The advantages to these four lots are:

You are on top of a hill, ideal for winter sledding and with a nice overlook

You are on a cul-de-sac, with no through traffic.

You have privacy, as many trees separate you from the other subdivision. 

The four building sites are on level ground, and will require little, if any ground fill. 

You have a wide variety of choices as to the type of house you could build, to best take advantage of the topography.  Your lots could be creatively excavated to give a naturally rolling appearance.

  The four lots go down on the East side into the  ponds and wooded conservancy area, where no future construction can ever occur.  This is the area where the water from all four lots drain.  It is each lot owner's own personal choice, but upon mutual agreements all four lot owners could share this area, suitable for walking, jogging, or simply enjoying nature and wildlife. 

You are located in the Town of West Bend and will have lower property taxes than in the City of West Bend. 

It is a nice area, with highly rated public schools, and many other private or Christian schools. 

You are in the country, yet not far from town, and only 45 minutes from Milwaukee. 

As you see from the following map of the area, lakes, parks, a university and a golf course/country club are all nearby.

APPRAISER'S SUMMARY OF ALL LOTS:

Highest ratings for location, employment stability, convenience to shopping and recreational facilities, protection from detrimental conditions, general appearance and appeal to market.

Good Ratings for convenience to employment, schools, public transportation and for police and fire protection.  Growth rate in area is rapid, with stable property values.

He also remarked that the contoured/sloping lots with an open view of the conservancy was average for development, and that drainage appears adequate.

No comparable area lots appraised higher than these three lots.
